Background:

Reigart were called in to carry out the emergency demolition and remedial works to 5-storey listed building in Glasgow city centre in west central Scotland following extensive storm damage.

Challenges:

  • Extensive storm damage
  • Busy city-centre location
  • Risk to the public and adjacent buildings.

Solutions:

This multi-phase project required a measured technical response.

Initial Emergency

  1. Re-erection of timber security barriers to floor apertures.
  2. Clearance of pigeon guano and carcasses.
  3. Stripping out all upper level windows.
  4. Stripping off residual roof coverings including slates, flashings and gutters roof sarking, timbers and felt together with timber roof joists.
  5. Removal of loose masonry to wallheads, gables and roofing structure.

Structural Support Scaffolding

  1. Design, supply, erect and maintain structural support scaffolding to top floor level.
  2. Temporary weatherproofing
  3. Adjustments and redesign to existing structural support scaffolding.
  4. Wallhead capping.
  5. Installation of waterproof membrane and draining system.

Floor Reinstatement

  1. Provision of crash decking to level 4.
  2. Redesign support scaffolding at fifth floor level.
  3. Removal of all windows and gyprock.
  4. Stripping back all bulkheads to framing to 4th and 5th floor levels.
  5. Provision of weather protections to 3rd floor.

Roof Trusses: Removal of steel truss roof complete with purloins.

Stairwell Removals

  1. Removal of two metal clad stairwells, utilising combination of crane and man basket, elevated working platforms and burners, to ground floor slab level.
  2. Manual removal of main stairwell, utilising full height scaffolding and hand held pneumatic equipment, to ground floor slab level.
  3. Removal of upper level of main stairwell, complete lift shaft, two storey toilet block, masonry stairwell and single storey boiler house to ground floor slab level.

Asbestos removal: Removal of AIB firebreak to stairwell doors.

Propping: Carry out propping works, utilising RMD slim shores.

Floor Removals

  1. Provision of crash decking to facilitate floor removal
  2. Manually remove floors utilising pneumatic tools and burning/cutting equipment.

Traffic Management: Provision of traffic management system to main commuter and bus route within city centre location.

This project demonstrated the advantages of working with a demolition contractor that is able to field a highly-skilled, multi-disciplined technical team at very short notice.
